Rates:
$110 per night January-February
$125 per night March-December

• Rates are based on double occupancy. Additional persons are charged on a per night basis of $15 per person. Children under the age of 4 are free.
• Stays of 4 nights or longer receive a discount of $25 per night.
• All applicable taxes are in addition to the above rates.
• Prices are subject to change without notice.

Payment:
All reservations require a $200 security deposit to insure that guests will leave the house in the same condition as when they arrived and that all keys have been returned. This deposit will be returned, less any damage costs, within 10 days of departure. Half of the rental amount is due 14 days prior to arrival with the balance due upon arrival. Payment is to be made by check, cash or money order. We do not accept credit cards at this time.

• Check in time: 3:00 PM – 6:00 PM. Call to make arrangements if arriving later.
• Check out time: 11:00 AM
• No smoking is permitted in the house.
• Due to other guests with allergies, we cannot allow any pets.

Cancellation Policy:
The deposit is refundable if you cancel 30 days in advance of your reservation. The deposit is not refundable less than 30 days before your reservation unless we are able to fill the vacancy. Refunds are subject to a $25.00 cancellation fee.

Occupancy:
The house will not be rented to vacationing students or singles under 21 years of age unless accompanied by an adult or parent. The number of registered guests will be designated on your confirmation description and this is the maximum total occupancy. If you are found having more guests than you registered for you will be asked to leave and no refund will be given. Any guest having house parties, found with non-paying overnight guests, creating loud unnecessary behavior or found with a pet will be evicted with no refund. You will also forfeit your security deposit.

Use of the Premises:
Guests are solely responsible for any property damage, accident, injury to any person or loss sustained by any person, including loss of money, jewelry and other items of personal property, arising out of or in any way related to Guests use of the premises or the items of personal property provided by The Rock Vacation Rental.

Guests are to inspect and become familiar with the proper use and application of items in the house prior to using them.  Guests agree to indemnify and hold The Rock Vacation Rental harmless from any and all claims including those of third parties, arising out of or in any way related to Guests use of premises or the items of personal property provided to them.  Guests assume the risk of injury or other losses relating to any recreational activities and will hold the owner and its agents harmless with respect thereto.

Malfunctions:
The Rock Vacation Rental tries to do everything possible to keep all equipment in working order; however it is impossible to guarantee that all appliances will be in working order 100% of the time.  We will repair a problem as soon as possible during normal business hours.  There will be no refunds for breakdowns or malfunctions of these and no refunds for electrical or satellite outages.

Check-out Procedure: 
Before leaving the premises be sure to:

• Leave the house is same condition as when you arrived
• Close and lock all doors and windows.
• Clean and re-shelve all dishes
• Clean out refrigerator
• Leave keys on dining room table

Departure:
Check-out is promptly at 11:00 AM.  You can contribute to our local food pantry by leaving any unopened nonperishable items on the kitchen table.  All items are taken to those in need.

Lost and Found: 
We make every effort to locate and return lost items.  If you leave something behind, call and we will return it C.O.D. if we can locate it.  Lost and found items that remain unclaimed for thirty days are turned over to local charities.
